Water from the spout with the tap off is a sealing problem inside: a perished washer on older tapware, or a worn ceramic disc cartridge on a mixer. Water from the base or handle is failed O-rings on the spindle.

We isolate the water, strip the tap down and look at the washer, the spindle, the O-rings and the seat. Where the brass seat has corroded we re-cut it so the new washer closes against a clean face.
Mixer taps are different. There is no washer, just a ceramic disc cartridge, and when it wears the fix is a replacement matched to that brand and body. We keep common cartridges on the van. If yours is a discontinued import, we will say so.
Sometimes replacing the tap is the smarter spend, once the body is pitted or the thread is chewed out. And if the house runs at high mains pressure, we fit a pressure limiting valve so every tap, toilet valve and flexi hose stops being hammered.

Leaking Tap FAQs
Most single taps are done inside the one visit. Re-washering and re-seating a traditional tap is quick work. A mixer cartridge swap is similar, provided the cartridge is a common one. If a part has to be ordered, we book the return.
Almost always the valve seat. That is the brass face the washer closes against, and once it is corroded or scored by grit, a brand new washer cannot seal against it. We re-cut the seat with a reseating tool, then fit the new washer.
It is a different fault. A leak from the spout means the valve is not shutting off. A leak around the base or the handle means the O-rings have perished. Water in the cupboard below usually means the flexible hose under the bench.

Usually mains pressure sitting too high. Constant high pressure batters washers, cartridges, O-rings and flexible hoses across the whole house, so you fix one tap and another starts months later. A pressure limiting valve on the incoming main takes the strain off every fixture.
Then it is not a tap job. If water is tracking behind the tiles from a shower mixer body or a wall-mounted breech, we move to proper leak detection so we open one spot rather than guessing. You approve the price first.
