A brown ring on the ceiling that grows every downpour. Paint bubbling along a cornice. A drip that only shows in heavy rain. Or musty air in the hallway and insulation in the roof cavity sitting flat and soaked.
The stain is rarely under the hole. Water gets in at one point, runs along a batten, a rafter or the top of a beam, and drops off metres away. Patching the plaster under the stain does nothing.
So finding the source comes first. The same approach we use for hidden leak detection inside the house applies on the roof, and it is what separates a repair that holds from one that reappears next storm.

Get the leak found and stopped fast
We work from the inside out. First the roof cavity, where tracking marks on timber point uphill toward the entry. Then the roof: flashing at chimneys, vents and skylights, corroded valley irons, slipped tiles, rusted sheeting and split sealant at penetrations.
Plenty of roof leaks are not holes at all. Blocked gutters and choked valleys make water back up under the tiles or behind the flashing. If that is the cause we sort the gutters and downpipes, not sell you a roof repair.
Then we repair it. Re-flashing, new valley iron, replacement tiles, sheeting and fastener work, or re-sealing penetrations properly. If the roof needs broader condition work, we show you photos and book roof repairs as a separate planned job.

Get a container under the drip and move furniture clear. If the ceiling is bulging, stay out from under it, because trapped water is heavy and plaster lets go without warning. Turn off power to that area, then call us. We run a 24-hour service.
Because water travels. Once it is past the tiles or sheeting it runs along battens and rafters until something stops it, then soaks into the plaster there. We have found entry points several metres from the stain, which is why a patch underneath never holds.
The common ones are perished flashing around chimneys, vents and skylights, corroded valley irons between two roof planes, cracked or slipped tiles, rusted sheeting and screw holes, failed sealant at pipe penetrations, and blocked gutters that make water back up under the roofline.
It depends on the cause. Re-sealing a penetration or replacing a few tiles is a small job. Replacing a rusted valley iron or re-flashing a chimney is bigger. We inspect first, show you photos, and give you a fixed price before any work starts.
Usually not. Most leaks come down to one failed component, so replacing that component is the answer. If the sheeting or the bedding is at the end of its life we will say so, and that is a planned conversation about roof repairs.
